An Electrical Installation Condition Report (EICR) is the formal assessment of the fixed electrical installation in a property. It records the condition of the wiring, consumer unit, earthing, bonding and circuits, identifies any defects or deterioration, and produces a written report with a clear outcome. It is required by law for rental properties in England and is strongly recommended for homeowners, buyers and businesses.

Key facts: NICEIC registered. 30+ years experience. Available 24/7. Covering Whitstable, Herne Bay, Faversham, Canterbury and East Kent. Call 07397 136945 to book.

What is an EICR and When Do You Need One?

An EICR is a thorough inspection and test of a property's fixed electrical installation, carried out by a qualified electrician. It assesses everything from the consumer unit and circuit wiring to earthing, bonding, sockets and switches. The result is a formal written report that grades any issues found and states whether the installation is satisfactory or unsatisfactory.

Who needs an EICR?

An EICR is relevant for a wide range of property types and situations:

Landlords and rental properties: legally required in England. Private landlords must have a valid EICR in place before a new tenancy begins or when an existing periodic tenancy continues. The report must be no more than five years old.

Homeowners: recommended every ten years for owner-occupied homes, or when buying a property, after any major electrical work, or if you notice recurring faults, tripping circuits or signs of damage.

Property buyers: an EICR before purchase gives a clear picture of the electrical condition and any remedial costs.

Businesses and commercial premises: required at least every five years, or more frequently depending on the type of premises and its electrical load.

Older properties: homes with wiring over 25 years old, or those that have never had an inspection, should be assessed as a priority.

Signs you should book sooner rather than later

Circuit breakers or RCDs tripping repeatedly

Burning smells, scorch marks or discolouration around sockets or switches

Flickering or dimming lights without an obvious cause

Buzzing sounds from the consumer unit or wiring

Sockets or switches that feel warm to the touch

A property that has not been inspected for more than five years

Electrical Safety First recommends that any of these warning signs should prompt an urgent inspection rather than waiting for a scheduled one.

EICR Certificates for Landlords and Rental Properties

Landlords in England are legally required to have a valid EICR for every rental property they let. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set out the requirements in full.

What landlords must do

Commission an EICR from a qualified and competent person before a new tenancy starts, or at least every five years for ongoing tenancies

Provide a copy of the EICR to new tenants before they move in, and to existing tenants within 28 days of the inspection

Provide a copy to the local authority within seven days if requested

Carry out any remedial work identified in the report within 28 days (or sooner if specified), and obtain written confirmation that the work has been completed

What happens if the EICR finds issues?

The report will classify any observations using the following codes:

Code

Meaning

Action required

C1 Danger present, risk of injury

Immediate remedial action

C2 Potentially dangerous

Urgent remedial action

C3 Improvement recommended

No immediate action required, but advisable

FI Further investigation required

Investigation needed before outcome can be confirmed

An unsatisfactory outcome does not mean the property is uninhabitable, but remedial work must be completed and confirmed in writing before the required deadline. NB Electricians can carry out remedial work and provide the written confirmation you need.

Letting agents and portfolio landlords

We work with letting agents and landlords managing multiple properties across East Kent. If you need to coordinate EICR inspections across several properties, call us on 07397 136945 to discuss scheduling.

What Our EICR Inspection Includes

Every EICR carried out by NB Electricians follows the requirements of BS 7671 (the IET Wiring Regulations) and the procedures set out by NICEIC, the scheme under which we are registered.

What we inspect and test

Consumer unit: condition of the enclosure, labelling, protective devices (MCBs, RCDs, RCBOs), and whether the unit is suitable for the installation

Fixed wiring: visible condition of cables, correct sizing, routing and protection from mechanical damage

Earthing and bonding: main earthing terminal, main bonding conductors to gas, water and other services, and supplementary bonding where required

Circuit testing: insulation resistance, polarity, earth fault loop impedance and RCD operation for every circuit

Sockets, switches and accessories: condition, correct wiring, and evidence of overheating or damage

Special locations: additional checks for bathrooms, kitchens, garages and outdoor installations where applicable

Identification of observations: any defects, deterioration or non-compliance with current standards are recorded with the appropriate classification code

How long does an EICR take?

Inspection time depends on the size of the property and the number of circuits. As a general guide:

Property type

Approximate time 1-2 bedroom flat 2 to 3 hours

3-4 bedroom house 3 to 5 hours

Larger or older property 5 hours or more

Commercial premises Varies; discussed at booking

Access to all circuits, the consumer unit and the main earthing point is needed throughout. We will confirm what access is required when you book.

What Your EICR Report Tells You

After the inspection, you receive a formal written EICR document. This is not a pass or fail certificate in the everyday sense. The report records the overall condition of the installation and lists every observation found, each classified by severity.

Understanding the outcome

Satisfactory: the installation is in a reasonable condition and no urgent action is required. A satisfactory EICR is valid for up to five years for rental properties, or as stated in the report for other property types.

Unsatisfactory: one or more C1 or C2 observations have been recorded, meaning the installation has issues that require attention. The report will specify the required action and the timescale.

What the report contains

The address and type of installation inspected

The date of the inspection and the name of the inspecting electricial

Every circuit tested, with the results recorded

All observations, classified C1, C2, C3 or FI

The overall outcome: satisfactory or unsatisfactory

The next recommended inspection date

The signature and NICEIC registration details of the inspector

The EICR is a legal document. Landlords must retain it and provide copies as required. Homeowners should keep it with their property records. If you lose your copy, contact us and we can advise on next steps.

What happens after an unsatisfactory EICR?

If your report is unsatisfactory, NB Electricians can carry out the required remedial work and issue written confirmation of completion. We will explain every observation clearly, give you a fixed quote for any remedial work, and complete it to the standard required. There is no obligation to use us for the remedial work, but having the same electrician complete it simplifies the process and the paperwork.

How Much Does an EICR Cost?

EICR costs vary depending on several factors. We do not publish a single fixed price because quoting a figure without knowing the property would not be accurate or fair to you.

What affects the price?

Factor Why it matters Property size

More circuits mean more testing time

Number of circuits

Directly determines the scope of testing

Property type

Residential, HMO and commercial inspections differ in complexity Age and condition of the installation

Older or deteriorated installations may require more detailed investigation

Access Restricted access to the consumer unit, loft wiring or buried cables adds time

Remedial work

Quoted separately after the inspection if required How to get an accurate quote Call us on 07397 136945 with the following information and we can give you a clear price before you commit:

Property address and type (house, flat, HMO, commercial)

Number of bedrooms or approximate size

Age of the property if known

Whether there is a single or split consumer unit

Any known electrical issues or previous inspection history

We do not charge for quotes, and there is no obligation to proceed. You can also compare our price independently on Checkatrade to see what other local electricians charge for the same service.

Remedial work is always quoted separately and in writing before any work begins. You will never receive an unexpected bill from NB Electricians.

How Often Should Electrical Installations Be Inspected?

Recommended inspection intervals depend on the type of property and how it is used. These are the guidelines set out by Electrical Safety First and the IET Wiring Regulations:

Property type Recommended interval

Rental property (private) At least every 5 years, or at change of tenancy

Owner-occupied home Every 10 years, or on purchase

HMO (house in multiple occupation) Every 5 years

Commercial premises Every 5 years, or as stated in the previous report

Swimming pools Every year

Caravans Every 3 years

The previous EICR always takes precedence. If the report specifies a shorter interval due to the condition of the installation, that recommendation should be followed rather than the general guideline. When to book regardless of interval

Do not wait for the scheduled date if any of the following apply: You have just bought the property and have no record of a previous inspection

The property has been extended, rewired or had significant electrical work done

You are letting a property for the first time A tenant has reported repeated faults or tripping circuits You have noticed physical signs of deterioration such as scorch marks, warm switches or buzzing from the consumer unit If you are unsure whether your property is due an inspection, call us on 07397 136945 and we can advise based on your property's history. An EICR (Electrical Installation Condition Report) is a formal document produced after a thorough inspection and testing of a property's fixed electrical installation. It records the condition of the wiring, consumer unit, earthing, bonding and circuits, classifies any defects found, and states whether the installation is satisfactory or unsatisfactory. It is produced by a qualified electrician and is required by law for rental properties in England.

Do landlords in England need an EICR?

Yes. Private landlords in England are legally required to have a valid EICR for every rental property. The inspection must be carried out at least every five years, or before a new tenancy begins. Landlords must provide a copy to tenants before they move in and to the local authority within seven days if requested. Failure to comply can result in a fine of up to £30,000.

What does an EICR inspection include?

An EICR covers the consumer unit, fixed wiring, earthing and bonding, all circuits (tested for insulation resistance, polarity and earth fault loop impedance), RCD operation, and the condition of sockets, switches and accessories. Special locations such as bathrooms and outdoor installations receive additional checks. Every circuit is individually tested and the results recorded.

How long does an EICR take?

A one or two-bedroom flat typically takes two to three hours. A three or four-bedroom house takes three to five hours. Larger or older properties may take longer. Commercial premises are assessed individually. We will give you an estimated duration when you book.

How much does an EICR cost in Whitstable?

The cost depends on the size of the property, the number of circuits, the age of the installation and the type of property. Call us on 07397 136945 with your property details and we will give you a clear, no-obligation quote before you commit.

What happens if my EICR is unsatisfactory?

An unsatisfactory result means one or more C1 or C2 observations were recorded. Remedial work must be completed within 28 days (or sooner if specified). NB Electricians can carry out the required work, provide a written quote in advance, and issue written confirmation of completion once done.

Can you carry out an EICR for my rental property in Herne Bay or Faversham?

Yes. We cover Herne Bay, Faversham, Canterbury, Margate and across East Kent. Call 07397 136945 to confirm availability for your area and to get a quote.

How often should I get my home's electrics inspected?

For owner-occupied homes, the general recommendation is every ten years or when you buy a property. For rental properties, at least every five years or at change of tenancy. If the previous report specifies a shorter interval, follow that recommendation. Book sooner if you notice warning signs such as tripping circuits, buzzing from the consumer unit, or scorch marks around sockets.
